Montana communities of Roundup and Malta .

RTM
Homes were pioneered in Yorkton, Saskatchewan, and
this city of 16,000 still remains the clear cut leader in the RTM
Home industry. Today almost 200 RTM Homes are produced there annually
and are delivered as a single unit to other provinces and to the
United States.
RTM
comes from Ready-to-Move, which was coined by the
first builders to indicate that the 'stick built' building techniques
they used had been upgraded to allow their homes to be easily moved
with minimal damage to the completely finished interiors - painted
sheet rock, carpets, and cabinets.
RTM
Home standards exceed all conventional building codes
due to the need to move them from a centralized RTM Home production
facility to Customer's or Developer's property. In fact many American
RTMs Enviro SystemT production standards are comparable
to hurricane and earthquake proofing techniques.
Today
RTM Homes, which are simply the main floor living area for conventional
homes, are regularly
moved up to 500 miles in a single piece as large as 32 feet wide
and 120 feet long, often including a 2 car garage.
Initially
RTM home building was pioneered in the late 1960's and early
1970's in Saskatchewan by retail home centers or lumber yards in
response to a strong housing market where a labor shortage existed.
Building new homes at a centralized production site provided a labor
training solution that ultimately resulted in increased productivity.
RTM
Home Building , as it exists today, began to develop in the late
1970's and
early 1980's out of Yorkton Saskatchewan, a regional
trading center. Today one company there, Deneschuk Homes, is the
largest RTM Builder in Canada producing about 100 units annually,
and selling these 'custom built' RTM Homes in both Canadian and
North Dakota markets.
In
the early 1990's RTM Home production began to shift from
RTM Builders like Deneschuk Homes to RTM Builders integrated with
retail home centers or lumber yards. Two of the most successful
of these integrated RTM Builders, J&H Homes and Warman Homes,
are In Saskatoon Saskatchewan with each producing in excess of 50
units annually.
The
U.S. market for RTM Homes began to open up in the mid 1990's
driven by two main factors, NAFTA and a 65 cent Canadian dollar.
NAFTA allowed for the easy movement of RTM Homes into the U.S.,
and exempted them from draconian federal and provincial sales
taxes. This, combined with a low Canadian dollar, provided competitive
advantages to RTM Builders.
Over
the past 10 years U.S. market acceptance of RTM Homes has been established
everywhere they are available. In many areas of North Dakota a Canadian
RTM Home has better resale value than conventional homes because
it is generally viewed as a superior quality home.
Due
to delivery distance logistics,
Canadian RTM Homes will always be limited to northern states.
And now the weak U.S. dollar has resulted in an 85 cent Canadian
dollar, which when combined with high fuel costs, is eliminating
the competitive advantages Canadian RTM Builders previously had
in the U.S.
The
next piece of history, yet to be written, will be the RTM Home industry
in the U.S. ... the development of American RTMs.
